MAUI REAL ESTATE MARKET CONDITIONS

Like most places in America, Maui has seen a significant decline in real estate values and volume of sales.  Condo median prices have dropped over 30% from their all time highs and single family homes under 20%.  Some communities have suffered more than others so it is important to discuss what areas are more stable than others with your broker.

Knowledgeable brokers will tell you there are a lot of buyers "kicking the tires" and looking for the good buys.  Sometimes, but not always, the good buys are not "short sales" or "foreclosures" since they are time consuming, purchased "as is" and loaded with liens and closing costs to be paid by the buyer.  However, many buyers are looking for the sellers who did not buy on the high end of the market and offering a "real deal". This part of the Maui market is robust as these savvy buyers see the current market as an opportunity.
